RESOURCE GUIDE / INSPECTION
Signs of a mold concern—and what to do next
Visible growth, musty odors, and water-damaged materials are reasons to investigate. They do not all point to the same scope or answer every question about a property.

Notice what you can safely observe
Take a photo of accessible staining or growth and note the room, date, and any known leak. Avoid opening walls, scraping growth, or entering unsafe attic or crawl spaces to investigate.
Explain the history
Tell the assessor about earlier water events, cleaning, repairs, or recurring odors. A concern that appears after rain may need a different investigation from one near an appliance or fixture.
Choose the next step from the findings
An inspection may identify a remediation need, recommend a source repair, or suggest further investigation. Testing is situational. Ask what each proposed step will help determine and what its limits are.
