MOLD TESTING

Test for a reason. Understand the result.

A practical guide to sampling, laboratory analysis, and deciding whether testing adds value.

A REASON TO LOOK CLOSER

  • A clearly defined sampling question
  • An agreed collection and analysis scope
  • An explanation of testing limitations
  • Independent verification requirements
01

Begin with a specific question

Testing is most useful when the result will inform a decision. A transaction requirement, an investigation of a concealed concern, or a defined verification protocol can each call for a different approach. Ask what decision the sample is intended to support before arranging it.

02

Visible mold does not always need a test

EPA guidance says sampling is usually unnecessary when growth is already visible. An inspection and moisture assessment may provide the information needed to plan cleanup. A sample cannot repair a leak or show every condition inside a building.

03

Know what you are buying

Ask who will collect samples, how many are proposed, what analysis is included, who will interpret the findings, and when results are expected. Sampling and laboratory fees are separate from a free inspection. Contact us to discuss the appropriate next step and any independent testing needs.

04

Put results in context

A laboratory report describes the samples collected, not a universal pass-or-fail verdict for the whole property. Conditions, collection methods, and the purpose of the assessment matter. If independent post-remediation verification is required, establish the evaluator and acceptance criteria before work starts.

BEFORE YOU DECIDE

Questions, answered.

Do I need testing before every cleanup?

No. Visible growth often provides enough reason to address the affected materials and moisture source. Testing should answer a useful question.

Can a test certify that a home is mold-free?

No test can establish the absence of mold everywhere in a property. Ask what the sampling protocol can and cannot conclude.

Do you provide free lab tests?

No free laboratory testing is advertised here. Confirm availability, the testing provider, and fees before scheduling.
