01 / Listen, inspect, and assess
We begin with your concerns, the property history, and accessible conditions. Share earlier reports, photographs, and any active water source. The assessment helps explain the proposed work and any limits on what can be seen without further access.
02 / Define the scope
Before work, clarify affected areas, materials, work methods, access, scheduling, and exclusions. Discuss occupancy restrictions and the responsibility for moisture-source repairs. Testing or independent verification should have a defined purpose and separate arrangements where needed.
03 / Protect and address the work area
Containment and protection are planned around the conditions. Affected materials are removed where necessary, appropriate surfaces are cleaned, and debris is managed. Additional concealed findings should be communicated through the agreed approval process.
04 / Review conditions and document
Review the completed scope and available project records. If drying or independent verification is part of the project, confirm the agreed criteria and sequence before reconstructing affected spaces.
05 / Coordinate the next repairs
Identify any remaining source correction or replacement finishes. A clean work area is not the same as a repaired roof or plumbing system. Keep responsibilities and records clear so the property can move forward with an understood plan.
