RESOURCE GUIDE / ATTICS
Attic mold: look at the moisture, not just the stain
An attic finding can raise questions about the roof, insulation, exhaust, and indoor moisture. The right starting point is to understand how the space is getting damp.

Separate leakage from condensation
Note whether the concern follows rain, appears around a known roof penetration, or was found during a broader attic inspection. Those observations are useful clues, not a diagnosis. A roof leak and condensation may need different corrective work.
Share recent changes
Roof replacement, new insulation, bathroom work, and exhaust changes can help explain the history. Bring available reports and photographs. Do not climb into an unsafe attic to gather more information.
Coordinate cleaning and repairs
The remediation scope should identify affected materials and work-area controls. Ask which moisture corrections require a roofer or other trade. Cleaning first and ignoring an unresolved source can leave the reason for the original problem in place.
