RESOURCE GUIDE / PREVENTION
Mold around windows: condensation or a leak?
Growth around a window may appear in the same place repeatedly. Before replacing trim or repainting, understand when the surrounding materials are getting wet.

Track when moisture appears
Record whether you see water on the glass, dampness around the frame after rain, or staining below the opening. A photo and a date can help distinguish patterns, but an inspection is needed to evaluate the conditions.
Check the affected materials
Trim, drywall, nearby flooring, and the concealed wall cavity may need different attention. Do not assume that drying the visible surface explains what happened beneath it.
Coordinate the right repair
A window or exterior-envelope issue may need a separate contractor, while indoor moisture conditions may need different changes. Clarify the cleanup scope and the source repair before installing new finishes. Keep the observations for follow-up if the condition recurs.
