Mold inspection in Chicagoland
A free mold inspection starts with what you are seeing, smelling, or worried about—and helps identify sensible next steps.

MOLD INSPECTION
Get a clearer picture of your property.
An assessment of visible conditions, moisture concerns, and the need for further investigation.
A REASON TO LOOK CLOSER
- A musty smell with no obvious source
- Staining after a leak
- Visible growth in a basement or attic
- Questions from a property inspection
Start with the story of the space
Tell us when the concern appeared, whether there was a leak, and whether the smell or staining changes after rain or when heating or cooling runs. Photos and earlier repair records can help focus the visit. You do not need to cut into walls or disturb the area before we arrive.
Look at accessible conditions
An inspection considers visible growth, staining, damp materials, and possible moisture pathways. Access matters: a furnished room, a closed wall cavity, or an unsafe attic may limit what can be assessed. The limits of the visit and any proposed further investigation should be clear.
Understand the difference from testing
An inspection evaluates the property. Testing collects samples for a particular question. Laboratory sampling is not automatically needed for visible mold, and a free inspection does not mean laboratory analysis is free. Discuss the purpose and cost before agreeing to a test.
Leave with useful next steps
The outcome may be a remediation scope, a recommendation to investigate a leak, or a discussion of testing. For a real estate transaction, share the inspection report and the buyer’s or lender’s requirements so the assessment addresses the actual request.
BEFORE YOU DECIDE
Questions, answered.
What does the free inspection include?
It is an initial assessment to discuss the concern, accessible conditions, and next steps. Confirm access and the scope when scheduling. Destructive investigation and laboratory testing should be discussed separately.
Can an inspection rule out all hidden mold?
No. An inspection has access limits, particularly inside closed cavities. Findings should describe what was assessed and where further investigation may be needed.
Should I clean before the visit?
Avoid disturbing suspected growth. Share photos and note any cleanup or repairs already completed so the original conditions are understood.
