Insurance and mold: organize the property record
Coverage is a question for your insurer and your policy. Your practical role is to keep an accurate record of what happened and what work is proposed.

Record the event without guessing
Note the discovery date, visible conditions, known source, and any steps already taken. Keep photographs and repair records. If the cause is uncertain, describe the observations instead of presenting a guess as a conclusion.
Ask the insurer about its process
Contact your insurer about documentation, inspection requirements, and policy questions. Discuss urgent mitigation when applicable. A contractor’s estimate does not determine what the insurer will cover.
Separate the scopes
Remediation, drying, source repairs, and reconstruction may have different estimates and records. Keep invoices and any approved changes together. Ask for clarification when a line item or exclusion is unclear before authorizing work.
