Mold mentioned in a home inspection: what next?

A home-inspection observation is the beginning of a focused conversation. Understanding exactly what the inspector saw helps avoid assumptions about the work.

01

Read the location and limitations

Identify the room or building area, materials mentioned, photographs, and any limits on access. Terms such as “suspected growth” or “further evaluation recommended” describe a concern; they do not establish the complete remediation scope.

02

Arrange a focused assessment

Provide the report before the visit and explain any scheduling deadline. Ask whether further access or testing would answer a useful question. Make sure someone can authorize entry into the relevant attic, basement, or unit.

03

Clarify the deliverable

Will the next step be a written scope, a repair proposal, or an independent testing report? Establish the requirement before paying for work. Keep moisture-source repairs and replacement finishes visible in the plan rather than assuming they are included.
