RESOURCE GUIDE / MOLD BASICS
Mold or mildew: what matters for your property?
People use these words loosely. The label is less useful than understanding the surface, the moisture, and whether the condition keeps returning.

Appearance has limits
Color, texture, and a photograph are not reliable ways to identify a species or determine a personal health risk. Focus on where the growth appears and how the area is used.
Consider the material
A small surface concern and growth in damaged drywall are not the same cleanup problem. Porous, deteriorated, or repeatedly wet materials need a different assessment from a sound hard surface.
Follow the moisture
Record leaks, condensation, ventilation concerns, and the timing of recurrence. If the area continues to grow back after cleaning, ask what remains unresolved. A property assessment can clarify the practical next step without relying on a name alone.
