RESOURCE GUIDE / PROPERTY DECISIONS
Selling a house with a mold concern
A clear record of the concern and the response helps everyone understand the property. Start early enough to separate assessment, work, and any requested verification.

Collect the existing information
Keep the home-inspection report, photographs, leak history, and repair documentation together. Share the actual wording of any buyer, lender, or transaction requirement with the assessor rather than summarizing it as “needs clearance.”
Define the work and the review
A remediation scope and an independent evaluation are different services. If verification is required, establish who will perform it and what they will evaluate before work begins. Do not assume a lab report or contractor invoice satisfies every transaction requirement.
Keep the transaction advice separate
Ask your real estate and legal professionals about disclosure and contract requirements. Property work does not replace those obligations. Maintain accurate records of the observed conditions, completed work, and any unresolved repair needs.
